PSA UTM 2012
Theme: Urban Echoes
Hello and greetings. I was given a task and trust to create a master plan and the board. I was appointed to the additional savings as a presenter. Echoes the theme selected area is Queensbay, Penang. PSA 2012 made at Universiti Teknologi Malaysia. USM won the first result in the making of 3D models of buildings. We are a team of very happy and excited. TQ USM. I am proud to bring honor to my university in this competition. Thankfully.
Queensbay, Penang. Sprawling
over 73 acres of prime freehold land in the south eastern seaboard of the
island, this well planned and integrated development will comprise of
bungalows, semi-Ds, seafront villas, condominium, service apartments, shop
offices, corporate towers, hotel and the largest and longest shopping mall in
Penang. Eighty percent of the land area has been designated for commercial use;
the remaining 20% is residential. The commercial gross floor area totals 5.6
million sq ft.
At
the heart of Queensbay is Queensbay Mall. Queensbay Mall is currently the largest
retail asset development on Penang Island , boasting a gross built-up of 2.6
million sq ft. Even more significantly, the mall with its wide variety of food,
fashion and entertainment outlet has revolutionized the retail scene in Penang
as a truly family oriented lifestyle shopping mall.
Queensbay's
exciting lifestyle concept provides for a vibrant waterfront living to its
residential development that is guarded in an enclave that exudes a sense of
tranquility and peace. Whether it is a leisurely sunset walk by the waterfront,
alfresco dining on the wharf or shopping galore at the nearby mall, residents
will enjoy the best of urban living and natural surroundings.
Meticulously
planned and integrated, Queensbay's distinctive architecture designs and world
class amenities would put this development as a most sought after haven and a
source of promising investment opportunities in the region.
Sited
in a strategic location, Queensbay has received overwhelming response from home
buyers and investors as evident in our recent launches. Strategically located
along the south-eastern foreshore of Penang Island, Queensbay is midway between
the Penang Bridge interchange and the Bayan Lepas Industrial Park.
It
is also situated in an area declared as the Penang Cybercity 1 (PCC1) which
forms part of the Multimedia Super Corridor (MSC). Accessibility to Queensbay
is supported with excellent infrastructure via the dual carriageways of
Bayan-Lepas Jelutong expressway whilst benefiting from its close linkage to
alternative routes such as Jalan Sultan Azlan Shah, Jalan Tun Dr Awang and
Jalan Aziz Ibrahim.
Queensbay's
location will further be enhanced in the near future with the development of
the proposed second link bridge and the RM1 billion Penang Outer Ring Road
(PORR) carriageway connecting to Gurney Drive.
Key Issues For World Waterfront
Developments
1. An Active And Viable Waterfront
The
site offers a unique environment for the development of a world class
waterfront development. The master plan ensures the maximisation of views and
aspects of the waterfront and viewing experience integrating waterfront
activities such as retail, food and beverage outlets, entertainment spaces,
community activities and tourist hotels and serviced apartments.
2. Between Landscape And Water
The
master plan defines the public domain through structured landscape elements
that connect the individual precints visually and environmentally. These
elements temper the outdoor environment and create a series of integrated
landscape outdoor spaces. The landscape is essential for shade within the
tropical environment creating an ambience for pedestrian encouragement.
3. A Place For People To Live
A
balanced community of both permanent and tourist population will ensure a
vibrant population. Coupled with the provision of entertainment and food and
beverage for tourism, this will assist in the variety of opportunities and
outlets for the permanent residents. Provision is made for both low rise
accommodation as well as higher rise, whilst acknowledging the height
restrictions of the site.
4. A Community Centre And Public
Space
The
scheme encapsulates a large public open space containing community and social
activities. The square is activated by retailing and food beverage outlets. The
space contains the provision for carnival and outdoor theatre and entertainment
as well as being a transport node for water taxis and water transport.
5. Establishing A Malaysian Urban
Identity Uniquely Penang
Three
primary elements have been designed to establish the urban identity of
Queensbay:
·
The waterfront promenade containing a
range of landscape experiences.
·
The public square containing community
focus.
·
The marina activities and residences on
the water.
Taken
together, these constitute a design direction and precendence for the site. The
materials and the design of the individual architectures will reinforce the
principles of the tropical environment and the site conditions.
